Insurance is boring until you need it โ€” then it is everything. The average homeowner discovers their insurance gaps after a disaster: flood damage not covered by standard homeowners policies, earthquake coverage sold separately, personal property limits too low, replacement cost vs actual cash value confusion. An annual insurance audit catches these gaps BEFORE you need them.

Homeowners and renters insurance are the most common source of coverage gaps. Standard policies have surprising exclusions: floods (separate NFIP policy), earthquakes (separate rider), sinkholes (region-specific), mold beyond $5,000, and personal property sub-limits on items like jewelry, firearms, collectibles, and cash.

Homeowners/renters audit checklist

  • โ˜ Replacement cost vs actual cash value โ€” you want REPLACEMENT cost, not ACV
  • โ˜ Dwelling coverage amount vs current rebuild cost (ask agent for this year's rebuild estimate)
  • โ˜ Personal property limit โ€” is it a percentage of dwelling or fixed?
  • โ˜ Personal property sub-limits: jewelry, firearms, cash, collectibles, electronics
  • โ˜ Scheduled items (riders) for expensive items above the sub-limits
  • โ˜ Additional living expenses (ALE) for hotel/rental after disaster
  • โ˜ Liability coverage (personal injury, property damage to others)
  • โ˜ Umbrella policy if you have substantial assets

Beyond minimum coverage

State minimum auto insurance is almost always not enough. The minimums exist because insurance companies lobbied for them โ€” they are designed to protect the other driver, not you. A prepper's auto policy should include good liability, comprehensive, collision, and uninsured/underinsured motorist coverage.

Protecting your family

Life insurance protects your family financially if you die. Health insurance protects you from medical bankruptcy. Both are often underfunded and underreviewed.

Life + health audit checklist

  • โ˜ TERM life insurance (not whole life) โ€” 10-20x annual income coverage
  • โ˜ Both spouses should have coverage, not just the primary earner
  • โ˜ Coverage on a stay-at-home parent (replacement cost of childcare, etc.)
  • โ˜ Beneficiaries current? (ex-spouse is NOT who you want)
  • โ˜ Disability insurance โ€” covers you if you cannot work (60% of income replacement)
  • โ˜ Health insurance deductible โ€” can you afford it in an emergency?
  • โ˜ Out-of-pocket maximum
  • โ˜ HSA (Health Savings Account) contributions if on a high-deductible plan
  • โ˜ Dental + vision coverage
  • โ˜ Long-term care insurance (for older adults)
  • โ˜ Medical power of attorney + living will

Proof of loss

Insurance is paid based on PROOF of what you lost. Without documentation, you end up negotiating with an adjuster who has every reason to minimize the payout. Proper documentation means a home inventory, photos, receipts, and stored copies of everything.
